Lower entry point
Quality tenanted homes in strong UK rental cities from around £100,000 — a fraction of a deposit-plus-loan commitment in Sydney, Melbourne or Brisbane.
For Australia-based investors • UK property specialist
I source, negotiate and manage the purchase of cash-flowing UK investment properties for busy Australians — from the first search to the day rent lands in your account. Fully hands-off, fully transparent.
Why UK Property
With median house prices in Australian capitals now beyond reach for many investors, thousands of Australians are looking at the UK — where entry prices are lower, yields are stronger, and the legal system feels just like home.
Quality tenanted homes in strong UK rental cities from around £100,000 — a fraction of a deposit-plus-loan commitment in Sydney, Melbourne or Brisbane.
Gross yields of 6–10% are realistic in cities like Manchester, Liverpool and Leeds — versus roughly 3–4% in most Australian capitals. Your money works harder from day one.
Earn rental income in pounds sterling and hold an asset outside the Australian market — a natural hedge for your long-term wealth plan.
English common law, transparent Land Registry ownership, regulated solicitors and a 150-year-old rental culture. Familiar rules — just better numbers.

What I Do
I'm an investor first — I only source deals I'd be happy to hold in my own portfolio. Here's everything that's handled for you.
On- and off-market properties matched to your budget and strategy — buy-to-let, HMO or buy-refurbish-refinance — in areas with proven rental demand.
Full numbers breakdown, comparable sales and rents, area data, and physical inspections — so you see exactly what you're buying before you commit.
I negotiate directly with agents and vendors to secure the best possible price and terms — the fee often pays for itself right here.
Introductions to trusted solicitors, expat mortgage brokers, currency specialists and cross-border tax accountants who work with Australians daily.
For value-add projects, I scope works, obtain quotes from vetted trades and oversee the refurbishment — with photo updates sent to you throughout.
A fully managed letting agent is appointed before completion, so your property is earning from week one — and stays hands-off for good.
How It Works
You approve every decision. I do every bit of the legwork. Here's the exact journey my clients follow.
A relaxed 30-minute video call in your time zone. We map your goals, budget and the strategy that fits — and you'll get honest answers, not a sales pitch.
I hunt on- and off-market for properties matching your brief, then stress-test the numbers, the street and the rental demand before you ever see a deal.
You receive a full deal pack — photos, video walkthrough, comparables and projected returns. Love it? I negotiate and secure it at the best possible price.
Solicitors, mortgage broker, currency transfer and surveys — your UK power team handles it all while I keep everything moving and keep you updated.
A managed letting agent takes over, a tenant moves in, and rent starts landing in your account in pounds — while you get on with life in Australia.
“The whole purchase ran smoother than buying my own home here.”
— Priya K., MelbourneNo cost. No obligation. Just clarity on whether UK property fits your goals.

About Dan
I'm a property investor based in Australia with my own portfolio in the UK — so I know exactly what it feels like to buy property on the other side of the world: the time zones, the unfamiliar suburbs, the "can I actually trust this?" moments.
That's why I built my sourcing business around one simple rule: treat every client's money like it's my own. Every deal is inspected on the ground by me or my trusted local partners, every number is verified, and every step happens through your own independent solicitor — never through me.
Client Stories
“I'd been wanting to invest back in the UK for years but had no idea where to start from Sydney. Dan handled everything — I never once felt out of the loop. My apartment was tenanted two weeks after completion.”
“The numbers on my Manchester terrace were exactly as presented — actually slightly better once rent was reviewed. What impressed me most was the honesty about which deals NOT to buy.”
“As a first-time overseas investor I had a hundred questions. Dan answered every single one, connected me with a great mortgage broker, and the whole purchase ran smoother than buying my own home here.”
Common Questions
Straight answers to the questions I hear on almost every first call.
Yes — there are no restrictions on Australians buying UK property. The entire process, from searches to legal work to completion, can be handled remotely. Your UK solicitor manages the legal side and the property is registered in your name with HM Land Registry, exactly as it would be for a UK resident.
Most clients start with £40,000–£60,000 (roughly A$75,000–A$115,000). That typically covers a 25% deposit, stamp duty, legal fees and my sourcing fee on a £120,000–£160,000 property in high-yield areas — often less than the deposit alone on an investment property in Sydney or Melbourne.
I find and secure investment property on your behalf: researching areas, uncovering on- and off-market deals, running full due diligence, negotiating the price, then coordinating solicitors, brokers, any refurbishment and the letting agent — right up until a tenant is in and rent is being paid.
The strategy call is free. Sourcing is a fixed fee agreed up front and payable only when a deal you've approved is secured. No percentages hidden in the price, no surprise extras — everything is set out in writing before you commit to anything.
Through a fully managed letting agent, who typically charges 8–12% of monthly rent to handle tenants, maintenance, inspections and compliance. I appoint and brief them for you before completion, so the property is hands-off from day one and stays that way.
In the UK you'll pay stamp duty (including a non-resident surcharge), income tax on rental profits under the Non-Resident Landlord Scheme, and potentially capital gains tax when selling. Australia taxes worldwide income, but the UK–Australia double tax agreement prevents you paying tax twice on the same income. I connect every client with specialist cross-border accountants. (General information only — not tax advice.)
Yes. Specialist expat and overseas-investor mortgage products exist for exactly this situation, usually requiring a 25% deposit. I introduce you to brokers who arrange these for Australia-based buyers every week.
Typically 8–12 weeks from accepted offer to completion for a standard purchase, with a tenant usually in place within 2–4 weeks after that. From first call to first rent payment, most clients are done within 3–5 months.
The golden rule: you never send purchase funds to me. All purchase money moves through your own independent, regulated UK solicitor, and the property is registered in your name. You receive every report, survey and document at every stage — and you approve every decision before it happens.
